It is hard for people in general ‘imagine’, that is why, IKEA actually set up ‘rooms’ and put furniture to help people to ‘see’ how their room will look like.
If I were to tell you that your property will appreciates, more like doubles in price in 12 years time, would you believe it?
I mean, if you were to buy a property worth 1 million today in 2019.
You will see the same property becoming 2 million in 2021.
Can you believe it?
It is hard to see the future, that’s why you have many people looking for the psychics to help them to see and know the future!
We would love to see the future with the crystal ball, don’t we?
The future is basically a cumulative result of the past.
The future is created by the past.
If we can see the TREND from our past, we can reasonably see the TREND in the future. The past tends to repeat!
Let’s play a game of predicting the property price!
Property appreciates, doubles every 12 years on average, some years you have 7 years doubling some years you have even 5 years doubling, some times you see property doubling in 10 years.
Form all my investments, this rule pretty much apply to ‘urban’ properties. I was told that rural properties does not have this rule, it depends very much on when the government is spending money in the rural area.
For urban properties, to look into the future, look to the past.
How to look to the past?
Simple, ask your parents, provided they have a ‘family home’ that is paid or paying for, if they don’t, then ask someone’s parents who actually owns their own home, NOT RENTED. Ask the parents:
Now, check, is the PROPERTY PRICE close to or match the CMA price?
I use this for myself, when I invest in properties.
Each country will have a different DOUBLING YEAR (I call it doubling year). Find it and you will be amazed at your ability to ‘predict’ the trend of the properties!
Using the above writing as an example, the rule of thumb will put the property at about 1.2 million+ for 2019!

For Sydney, the DOUBLING YEAR is 12.

By the way, CMA stands for “Comparative Market Analysis”, it compares the properties that are sold in the area, normally for 2 km distance and over the past months, it can varies in distance and months base on the amount of recent sales happening around the property..
For a more accurate property price, ask your agent for a CMA.
