Illegal to have more than 2 adults per room
I have just completed my strata scheme management license course.
Did you know that it is illegal, which means, the Governement legislation states under Strata Scheme Management Act 2015 Section 137 (2):
“The limit may not be fewer than 2 adults per bedroom”
It means illegal to have more than 2 adults per room.
I did not know this because students wants cheaper and chepear room accommodation, who can blame them, with high tuition fee, they will LIVE with their friends to cut the cost of room rental.
Good thing I learned this course, addiction to my real estate agency course to know that it is illegal to have more than 2 adults, when adopted in by-laws! Be aware of your by-laws, get a copy of the by-laws.
What thie means is…
IF the landlord decided to rent out the room with more than 2 tenants in one room,
the tenant CAN take the landlord to court for breach of the LAW!
As an investor, looking for good investment properties always.
I had an agent, just last week, told me, I can have more tenants in the room, put in 2 sets of bunk beds and collect 200 per head, I will have 800 per week in rent.
He was so convincing too!
From the rental returns point of view, it makes good sense, but lucky I did not follow up on that advice because I have completed my license course, in strata management, to know better that is NOT how it is meant to be, it is against the LAW.
Please take note, when you are becoming a landlord, NOT to rent more than 2 adults per room. In the current economy where everything is going up, it is tempting to rent out more tenants per room to get more money to live our daily lives!
Please do NOT, it is NOT LEGAL to have more than 2 adults per room!
